What is Water Damage?
Water damage is when water unexpectedly enters a structure, causing harm to the building, its contents, or both.
Causes of Water Damage
There are numerous causes of water damage that present unique challenges to building owners and occupants.
- Plumbing failures: These account for the majority of water damage claims and can be caused by leaking pipes, faulty appliances, or clogged drains.
- Roofing issues: Leaks in roofs can allow water to seep into the building, leading to damage to interior walls, ceilings, and floors.
- Natural disasters: Floods, hurricanes, and heavy rains can cause significant water damage.
- Condensation: When warm, moist air comes into contact with a cold surface, condensation can occur, leading to mold growth.
- Human error: Accidental spills, overflows, or improper maintenance can result in water damage.
Types of Water Damage
Water damage can be categorized into three primary types based on the source of the water:
Category 1: Clean Water Damage
Caused by clean sources such as broken water pipes, overflowing toilets, or appliances. This type of water is generally considered safe for human contact.
Category 2: Gray Water Damage
Contaminated with harmful substances from sources such as washing machines, dishwashers, or sinks. It can cause minor health problems if ingested or left untreated.
Category 3: Black Water Damage
Severely contaminated with sewage, floodwater, or standing water that has been stagnant for an extended period. This type of water poses a significant health risk.
